Our 60 unit Condominiums were built in 1988 by builder Terry Peterson. Cobblestone Trace is a private non-profit corporation established under the Virginia Condominium Act. Acquiring a real estate interest in a residential unit in Cobblestone Trace concurrently establishes a membership interest in CTCA documents: Declaration, Bylaws and Rules and Regulations.
Cobblestone Trace Condominium is governed by a volunteer Board of Directors (elected by the owners) a core of volunteer Officers (selected by the Board), Committees as needed, (established by the President, CTCA), and a professional community Association Manager (hired by CTCA).
Notice! - Dear Homeowners & Residents, We seem to have a continuing opportunity with garbage being placed out to early! Make sure to follow the rules when placing refuse out and the times allowed. Make sure that bags are closed/sealed tight! Also only household garbage allowed in bags. No bulk items, desk, chairs etc. It is the homeowners responsibility to take off or call and have disposed of, Not the HOA!
As a reminder we have cameras and anyone caught violating will be invoiced for the charges for removal. If needed we will post photos of the culprit for identification.
The small wastes receptacles in the center of islands are for dog waste bags. It is not for individuals to place garbage from their cars. Again if caught that homeowner will face a violation and be charge for removal.

The water meters and who is responsible for them. In our documents it on Page 11, Section 4.2.2 (3): it states: "Any chutes, flues, ducts, conduits, pipes, wires or other utility facilities or installations serving only one unit shall be deemed to be a part of the Unit served." This means that the valves, any clean out of meters is the responsibility of the homeowner.
Please remember that numbered parking places are assigned and that you are only to park in your assigned space. This includes visitors (they must park in unmarked spaces). Violators are subjected To car being towed at there expense! No commercial work vans allowed!
No vehicles can be parked or stored for an extensive time. All vehicles must be in working condition with valid tag or will be towed at owners expense.
Do not place household garbage from homes in trash receptacles in parking lot. Weekly we have trash pick up on assigned days. No large or bulky items that will not fit in garbage bags. It is the Homeowners responsibility to take off all bulk items. Any placed outside and not removed by homeowner will be accessed removal fee.
Rodent control - No food or seeds are to be placed or put out for animals /pets.
Pet Notice - Owners must clean up after pets when walking and on a daily basis including patio areas.
We are seeing an increase in pets not being picked up after. Remember you could be on camera!
Your concerns, input and feedback matter. Don't forget that a suggestion box has been installed on the bulletin board located on the Willow Creek side of the community and also on the Harvest Bend side. Please take advantage of sharing your views/concerns with management and board members. There is also a suggestion tab below if you would like to email in. No suggestion is too small and your input/feedback is welcome.

Each unit has one parking place assigned. The visitor parking places are for all residents to use. Even if one is in front or near your unit it is for any homeowner to use or visitor. Please be kind to each other!
